Do I need a BER Cert before I get SEAI grants works done?
If you are availing of the single measures grant say for roof insulation, wall insulation, solar panels etc, you will only need to get a BER done AFTER works are completed. A pre-works BER is not necessary. However, if you are going to apply for the heat pump grant or will use the One Stop Shop scheme, then a pre-works BER will be needed.
How long is my BER valid for?
10 years exactly. After one day more, it becomes invalid.
Can a different BER assessor update a BER I had done one year ago?
Unfortunately not. If you are going to use a different BER assessor, then a fresh site survey will be needed. So, try your best to contact the original assessor.
We had wall insulation works done two years ago. If we get a BER done now, what type of proofs will the BER assessor need?
SEAI has set a high bar regarding proof of works done. If you had 80mm of insulation added to your walls for example, you will need to provide either a statement from your builder of the exact works done, provide copy of an invoice or else photographic evidence. Otherwise the BER assessor will have to assume there is none present.
I had my windows upgraded last year yet the BER advisory report says my current windows are poor. Why is this?
The Advisory report is auto-generated and has some limitations. If, for example, you upgraded all windows apart from say one rooflight, the advisory report will base its recommendation based on the one poorly performing window. The BER Assessor currently has no means to alter this auto-generated report.

No. Different calculation methods are used and different software applications are used also.
